The Triangle was developed through a unique partnership between the State of Texas and two development firms. The project consisted of developing/redeveloping approximately 28 acres of land to include approximately 149,000sf of retail, grocery and restaurant; 64,000sf of office; and 615,000sf of residential space. A 1.7-acre water quality and detention pond was developed as a wet pond to provide for an aesthetically pleasing amenity to the development. The detention pond controls the 2-, 10-, 25- and 100-year storms and the emergency overflow structure is designed to safely pass the probable maximum flood (PMF). A great deal of thought was given to the pedestrian connectivity of this development and to encourage the pedestrians to benefit from the many park-like features associated with the project.
