This project required development of the 14-story building with street level lease space, an interior parking garage, flood plain mitigation/management and imaginative landscaping on a 0.8-acre urban tract in downtown Austin. Specific site design goals included: using creative and innovative engineering technology and design, meeting all current regulations criteria while reducing the impact on adjacent Shoal Creek, reducing impervious cover below the existing level, promoting water conservation through xeriscape, coordinating with City's stream bank stabilization project downstream to the site and creating a model of development in a sensitive environment.
